Guide to Selling



Below is a simple, step-by-step guide designed to familiarize you with the home-selling process. I will walk you through the entire journey from start to finish, keeping you informed and supported every step of the way.

Step 1: Price Your Home:

Together, we will establish a competitive listing price based on comparable homes in your area and current market conditions. Pricing correctly from the start is one of the most important factors in achieving a successful sale.

Step 2: Prepare Your Home for Showings:

Before your home hits the market, I will provide guidance on staging, decluttering, and maximizing your home’s visual appeal. Once everything is looking its best, I will arrange for high-quality photos and video to showcase your property at its full potential.

Step 3: List Your Home on MLS® and Other Websites:

Once your home is listed on the Multiple Listing Service (MLS®), it will be visible to thousands of buyers and agents through Realtor.ca. Your listing will also be distributed to many additional brokerage and agent websites through a DDF (Data Distribution Facility) feed, giving your home broad online exposure.

Step 4: Showing Your Home:

When your listing is live, I will coordinate and manage all showing requests with you. No one will access your home without your permission, and all viewings will be accompanied by a licensed real estate professional.

Step 5: Review Offers:

When offers come in, I’ll review each one with you in detail, explaining the terms, conditions, and strategies available. If needed, I will negotiate on your behalf to help you secure the best price and conditions possible.

Step 6: Execute the Contract & Satisfy Conditions:

Once you accept an offer, I will ensure all documents are properly signed and forwarded to your lawyer. Over the next 1–2 weeks, conditions must typically be satisfied. Some may involve you—such as providing a survey or property disclosure statement—while others involve the buyer, such as inspections or financing approval.

Step 7: Home Inspection:

Most buyers include a home inspection as a condition. I will coordinate access for the inspector (usually a 2–3 hour appointment). If the inspection uncovers any issues that are brought forward by the buyers, I will discuss your options and help you decide how best to proceed.

Step 8: Appraisal:

An appraisal may be required by the buyer’s lender to confirm the home’s value. If needed, this is arranged on the buyer’s side and involves no cost to you.

Step 9: Prepare to Move:

Once all conditions are fulfilled, your home is officially sold. I will update your signage to reflect the sale and guide you through the next steps leading up to closing day.

As the move approaches, you should begin packing, completing any agreed-upon repairs (if any), and contacting service providers to schedule disconnection or transfer of utilities. It is also a good idea to arrange mail forwarding to your new address.

Step 10: Closing Day:

You’re almost there! Communication will be frequent as closing approaches. The buyer may complete a final walkthrough to confirm the home is in the agreed-upon condition.

You will meet with your lawyer to sign the final documents, and once the lawyers exchange closing packages, the sale is complete. Your lawyer will transfer the remaining proceeds of the sale to you.
