Today I will be providing you with the Guelph and Tri-City housing market for January, with a main focus on what’s happening right here in Guelph. But first, let’s look at some keys metrics for our local markets relative to January of last year:

Guelph Stats:

  • Median Sale Price was $724,000 – ↓ 8.0%
  • Median Days to Sell was 33 days – ↑ 6.5%
  • Total Number of Listings was 249 – ↑ 6.0%
  • Total Number of Sales was 73 – ↓ 26.3%

Tri-City Stats:

  • Kitchener: Median Sale Price was $669,000 – ↓ 4.4%
  • Waterloo: Median Sale Price was $660,000 – ↓ 7.7%
  • Cambridge: Median Sale Price was $640,000 – ↓ 8.2%

January 2026 opened with a noticeably more cautious tone compared to last year. While the median sale price declined 8% year-over-year to $724,000, this reflects a notable shift in supply and demand. Buyers are active, but they are deliberate in this market, taking more time to make decisions. This is reflected in the increase in median days on market to 33 days.

Sales volume tells the clearer story. With homes sold down 26.3% year-over-year, activity slowed meaningfully to start the year, even as new listings rose slightly. That combination signals a market where buyers have more options and are exercising patience. Many listed homes that are priced correctly and well-prepared are still transacting, but the buyer urgency we saw in prior years has softened.

The market is functioning, just at a more measured pace. Negotiation has returned, conditional offers with sale of property conditions are common, and pricing strategy matters more than ever. The path to success has also changed.

In recent times of hot markets, it was most common for those who were making a move to buy first, knowing that their home would sell in a predictable manner. Now that there is a healthy supply of housing inventory, and selling is somewhat less predictable, many are having success selling first, and then purchasing.
