Guelph & Tri-City Housing Market Stats – January 2022

This video provides the Guelph & Tri City Housing Market Stats for January of this year.  Despite the cold temperatures outside, the housing market continues to be very hot. Let’s take a look at some of the key stats relative to January 2021:

Guelph Stats:

  • Median Sales Price was $915,000 – ↑ 35.6%
  • Average Sale Price per Sq.ft. was $580 – ↑ 34.3%
  • Total Number of Listings was 238 – ↑ 9.7%
  • Total Number of Sales was 169 – ↑ 9.0%

Tri-City Stats:

  • Kitchener: Median Sales Price was $833,000 – ↑ 34.3%
  • Waterloo: Median Sales Price was $905,500 – ↑ 41.9%
  • Cambridge: Median Sales Price was $836,000 – ↑ 38.1%

As we wrap up the first month of the new year, there were no major surprises in our local real estate markets. We generally see a drop in activity during the holidays and a surge of new listings to the market as we move into the new year.

With a new year comes new price increases – an 11% month-over-month increase in median sale price from December in the City of Guelph, and we’re seeing similar numbers throughout the region. With unwavering buyer demand, we expect to see sale prices jump slightly during months of low inventory – and historically, December carries the lowest inventory of the year. As we move into the new year and inventory begins to grow, we expect the rate of price increase to level out.
