Guelph Housing Market Stats – January 2020
This video provides a summary of the Guelph housing market stats for January of 2020. Below are some of the key market metrics (relative to January 2019):
- Median Sales Price was $497,000 – ↑ 3.1%
- Median Days on Market now at 12 days – ↓ 1 day
- Total Number of Sales was 137 – ↑ 7.0%
- Total Number of Listings was 214 – ↓ 20.1%
The moderate price increase of 3.1% is not indicative of what the market is doing. With sales up by 7% and inventory down by over 20%, we are definitely encountering a hot seller’s market. We are seeing a number of multiple offer situations, in which buyers are competing for homes again.

With such a low level of housing inventory, I expect that February will see even greater price increases.
