This is an informal video that discusses some important offer clauses that Buyers should have in their offers.  The clauses will serve to protect the Buyer. In addition to this, they will also clarify certain items between all parties to the Agreement.  Some of the key items within the clauses are as follows:

•   Having the right to do a few pre-closing visits

•   A clause to ensure that any rental items, or lease contracts for chattels or fixtures are paid for by the sellers prior to closing

•   A representation and warranty by the sellers, that to the best of their knowledge there are no hidden defects. Further, is should flush out any other items that should be disclosed

•   A warranty by the sellers that all mechanical and electrical appliances are in good working order on the day of closing

•   A warranty by the sellers that all chattels and fixtures are in good working order on the day of closing

•   A clause to ensure that the seller maintains the property in good condition. This clause should also instruct the sellers to remove all chattels not included in the agreement, and any refuse prior to closing
